Do you charge for late check outs, and how do you do it?

Hi faheem…just curious, what are the equivalents in India to Santa, Tooth Fairy and Easter Bunny?

Except it’s a lie, a coward’s way out, and will confuse the guest adding to the idea that airbnb hosts are not dependable or professional. Just tell the truth.

I don’t really see it as a coward’s way out…especially because I really do have concern for something happening after their check out time. It’s not an unreasonable fear, and I don’t think it’s undependable or unprofessional to ask guests to respect the stated check in and out times.

How is not allowing late check out for the reasons I stated a coward’s way out?

Oh, no, sorry - I mean, telling your guests that the reason they can’t have late check-out (which is completely reasonable) is because of the airbnb insurance is negated after their check-out time - that’s not true. Or maybe I just misunderstand and don’t know what I’m talking about.

Dixie, regardless of whether you are covered by Air’s liability insurance (and btw Faheem, it isn’t at all the tooth fairy or Easter bunny, but an actual million dollar primary liability policy) your main issue is their lack of respect for your check out time. They don’t get to tell you that. You tell them. Sorry, my check out time is absolutely firm. Housecleaning will arrive promptly at —AM to begin cleaning so the place is ready for new guests. I wish I could allow more time but I just can’t. Respect for the check out time is required. Thank you.

Be more,firm. Leave no wiggle room. Even if I don’t have guests coming, I always say i do. As someone this morning stated… If they are not,gone by ten minutes after check out, I enter the apartment and start stripping the beds. Yeah!!!

You dont need to give any explanation. They need to check out in time, its really up to you not them.

I am not terribly strict on check in check out times. If someone wants to check in early and i have room available, i dont mind. Same with check out. If there is noone coming after and its a slow season they can stay couple more hours. But not the whole day like one guest i had.
I had once British guy who literally spent 2 full days in my house for the price of 1. That was in a beginning, i would never agree to something like that again. He called after he booked around 8 am, asking if he can check in. I had room available, so i let him. He never left the house whole day, only went out to eat once. Then i did not have TV in guest’s room, so he stayed in a living room all day long watching TV. I tried direct him toward park across the road, no, he just stayed home glued to TV.
Then next day, he told me his flight is at 10 pm. So, can he stay till 7:30. I was already pissed by then, and told him that i have guests coming though i did not.He said, ok, you can get the room ready, i am going to stay in a living room anyway watching TV.
And so he did, all day long. He made himself coffee few times, talked to us all day when he saw us. Watched me cleaning the house, doing my every day things. Then he asked me if he can take a shower before his flight. I still cant believe that i let him.
Then he left me a review saying that there was not much to do in a neighborhood, and not many places to eat (8 restaurants 2 min.walk), park with a lake and excersize machines, bus across the street that goes straight to the beach in 10 minutes. Even Irish pub with live music that he was advised to go to but did not care.

Insurance does exists, its a liability insurance in case something happens. What i just read surprised me though: its says, a host can make a claim against deposit within 14 days, not 48 hours as i was told both times.

There are two different policies. One is the liability for injuries and claims like that. The other one is for damages. The damage one has to be claimed within 48 hours, and they work off the guest deposit. If they rule in your favor, the claim can exceed your deposit.

I was surprised to read how comprehensive the liability one sounds. It’s now offered as primary, not secondary, or back up.

Or do you mean the damage one??? If so then they changed it!

i thought it was for damage. It says ‘claims against deposit’, so it should be for damages…

I had a similar experience with a couple of Spanish guests who were staying one night. They came early (10.30 am) and left late (7.30 pm) the following day. They said nice things when leaving, but didn’t bother to fill in the suggestion form (which would have taken them like 2 minutes), and didn’t bother to leave a review. I didn’t actually write to ask for a review because they seemed a bit flakey. Anyway, like you, I wouldn’t be so obliging now.

Parenthetically, I’ve found that it’s a good sign when people fill in the suggestion form. Of the 4 people who left a bad review so far (bad defined here as less than 5 stars for overall experience), 3 of the 4 didn’t touch the suggestion form.

I do the same as you - If I can accommodate the guests, why not. That is why I got so annoyed when I just stayed at an AirBNB and was told I could stay extra but it would costs nearly 30USD!!! My stay was one night on the weekend and rushing out at 11:00 AM when I could check in only after 3PM sort of bummed us out on a weekend morning. I never charged extra - and looked for this on the forum, wondering if I am some kind of push over?? So thanks for your post!

What? You think 11am is an unreasonable check out time?

It it not so much as 11AM being unreasonable, although 12 PM would have been nicer for a weekend morning, it is more that fact that they did not need the room for another guest, as they agreed for me to stay a bit more, but only if I would pay an extra fee. That is what I was not happy with.

Their home, their rules! If you had wanted to check out later and NOT have to pay, you should have booked another place.

It’s wonderful that you are able to accommodate late check-out requests, but not everyone can or wants to.

You have to be kidding. How do you know what they needed to do for the next guest or what they had to do to prepare it. What if they had cleaners scheduled that needed to be rearranged? What if they had maintenance? What if they had to work the next day at another job and that was the only time they can clean it? You inconvenienced them, stayed past what you had paid for and resent paying additional for it.

Yes it would be nice to loll around on a weekend without paying extra for it. Unbelievable. You don’t respect someone’s rules or time and expect freebies to get handed out just because you are already there. Reminds me of cheapskate college roommates I had that would want to ride in your car going home for breaks but didn’t get why they needed to contribute to gas because “your car is going there anyway.” :rofl:Spare me, you sound like just the kind of entitled guest I would never want, and hope never comes to Hawaii.

My late check out experience yesterday. Our local hospital rents my Airbnb’s for visiting specialists and surgeons. My paperwork said they would be gone at 10 am. I turn up to start the turnover process at 10-15. The guest car is still there. I go next door to prep it for the next incoming. Finish at 12 and check the car park and car still there. Grab keys and stick my head into the house and guests stuff is everywhere. As it is a hospital booking there is no one to check with on the weekend and I don’t have contact details on the guest. Come back at 3 - no change. Come back at 5 and finally find him packing. He said he was in surgery all day and he was told he could check out whenever!
Needless to say the booking person will have an earful and an invoice for the extra day at full rate and the only blessing is that it wasn’t booked for last night!

Be careful if you visit Australia. Check out time is 10am there.
